I was dreading selling my home, not knowing how much work and investment would be required to prepare it for sale, how much to sell it for and how long it would take to sell given it was an above-average home in the area. Upon calling her we briefly met for a home inspection. Very soon after she returned having done a lot of research on market comparables and recommended a selling price that I felt was fair and reasonable. She provided me a list of things to do to prepare my home, a list that was not extensive and very affordable with a focus on making my home more appealing to potential buyers. I was surprised there was not more to do but she reassured me and explained what types of things really add value and what things do not, and it made a lot of sense. We got our first offer that weekend! Daphne had taken ill and was in the hospital but understanding that timing was everything, we met at the hospital where, hooked up to an IV and in wheelchair, she took me through the offer, and we prepared a counter just slightly below asking price because she firmly believed we were right. Despite my reservations and thinking I should reduce the price more, she again reassured me and gave me confidence that I had a great home and it would sell for what I wanted, even if my counter was not accepted. She was absolutely correct and my counteroffer, which was less than a 1% discount from asking price was accepted! I would recommend Daphne to anyone wanting to sell their home. She takes the time, gets results and her first priority is what is best for her clients, a rare characteristic in this industry in my opinion. Thanks Daphne, you made the process painless!
