<p>I have worked with Eric Dennis as both a nervous first-time homebuyer and, 8 years later, as an anxious and happy first time home-seller! Eric was excellent to work with every step of the way! I have recommended him to all of my family and friends who are looking for a realtor. Buying and selling a house is a stressful endeavour, which is why it is so important to have a great realtor on your side like Eric who knows the market so well and is realistic, honest and genuine.</p> <p>In 2009 Eric helped me to find the perfect home with major "wow!" factor (after Eric patiently took me to view over 30 homes!). Eric gave the best advice ever as I struggled to decide if I was ready to make on offer for the biggest purchase I had ever made in my life - he asked "would you feel upset if we don't make an offer and this house sold to someone else?" - my answer was YES, and we put it an offer! After some brilliant negotiating back and forth, the house was mine at a fantastic price 7% under the asking price, which was amazing for me because the savings on the list price gave me enough budget left over to build a brand new detached garage and new landscaping in the back after I moved in!</p> <p>Fast forward to spring 2017 when it was time to put the house on the market. Eric was prepared with a thorough data analysis of the neighbourhood and comparable properties. Eric had answers to every one of my questions. He uses a nifty software with interactive charts and graphs showing the detailed pricing trends and statistics for the area, which makes it very easy to decide on an appropriate listing price for the house! I updated the house with some fresh paint and staged decor so that it felt like a gorgeous show home, and we were ready to list! The house went on the market on a Friday, Eric hosted an open house on Saturday and Sunday, and then a showing on Monday morning. Then, after less than 72 hours on the market, we received an offer on Monday afternoon! SOLD in less than 3 days!!</p> <p>As a seller this is a DREAM scenario, I am absolutely thrilled! It is such a relief and feels like a weight lifted to know that the house is sold so quickly, because now I don't have to worry about the stress of waiting, and hoping, and keeping the home in show-ready state all summer. Woohoo! Eric made the selling process so EASY too! He wrapped up the negotiations in no time and Eric sent me the contract through the secure online DocuSign system that allowed me to review and sign the contract from my iPhone (while I was at the grocery store! How easy is that? No big deal, just sold my home while I was out getting groceries - YAY!)</p> <p>Suffice to say, I am a happy client! I will call Eric again when we are ready to buy our next house!</p>

<p>It was an absolute pleasure to work with Eric. He made the entire process stress free. He was able to answer all our questions and concerns. When we called and had to leave a message he was always quick to get back to us. The man works all hours of the day. We had spoken after ten pm on a few occasions. We will recommend him to anyone that wants to buy or sell a home. He is an unreal real estate agent and just a really nice and honest person.</p>

<p>Eric helped us buy our first home 4 years ago and did an excellent job helping to sell it recently. He was extremely efficient with finding us our first home. He quickly absorbed what we were looking for and narrowed down our search in a remarkable amount of time and stayed within our budget. A couple of years ago we felt that we had already outgrown our home and needed to upgrade. When we called Eric for advice he was very honest with us and suggested that we wait a few more years. Fast forward to last month and we called him again for some advice. We were unsure if we should start renovations or if we could get fair market value for a home that has not received any major upgrades. After a review of the market trends and similar properties, Eric advised it to be a perfect time for us to sell and to begin a search for our next home based on the outcome of the sale. Under his recommendation, we put the house up for a competitive price on a Tuesday. This created a significant amount of interest and we agreed to do an open house that weekend. By Monday we had 6 competitive offers that met our conditions. That evening we signed an offer and I am happy to say that the sale is now final! Eric is currently assisting with our next home purchase and has not relented his professionalism that we have appreciated from day 1.</p>

<p>After seeing 50+ open houses without a realtor, we stumbled upon an open house hosted by Eric. Although having been solicited by many realtors, Eric captured our attention with his scientific and data-driven approach to determining home value. He showed us the speed with which he could determine whether a buyer was asking for fair value, and we immediately recognized the value he could bring with technology.</p> <p>From the moment we started looking for homes with Eric, we told him that one of us was a straight shooter, and we needed an agent that would be similar, he promised that he would always give us his honest and truthful opinion, and he probably saved us more than once from jumping into something we might have later regretted.</p> <p>Eric also told us in the early days of us telling him what we were looking for that "buyers are liars". Often, buyers don't know exactly what they want, and their list of wants and needs changes over the course of their work with an agent. True to form, the home we found wouldn't have been on one of our original lists, but we love it!</p> <p>Eric always promptly scheduled viewings when we found a home we liked, and on many weekends in a row, spent a full day in (of course) ridiculous snow storms touring us around to see our chosen options. He made it a thoroughly enjoyable experience throughout, and when we finally decided to make an offer, guided us through the process and got us the home we wanted at a price we were willing to pay.</p> <p>We would recommend Eric (and have) to our friends and family, and to anyone else who wants t have a dedicated and experienced realtor on their side.</p> <p>Thanks Eric!</p>

Great experience! Eric really knows his stuff and was polite, professional, and responsive throughout the entire buy/sell process. He followed up with realtors after all ours showings which was reassuring to know how the showings went.
