I am a real estate lawyer. I've done thousands of transactions but I've never left a review on RankMyAgent before. I can't say anything that would violate my client's solicitor/client privilege, but I worked on a deal where Wes was the realtor and the subject property was a beautiful but old house. The infrastructure was aged and the property needed a lot of work to the well and plumbing systems. The buyers weren't going to be able to afford to do the work so it needed to be done by the sellers as part of the transaction. To take all the work that needs to be done in the real world and capture that in writing in the contract, as well as all the necessary terms for who pays what when etc. in a way both sides are willing to agree to is basically impossible. I can’t stress enough how insanely difficult that is to do. Having all that work actually completed according to the terms of the contract and getting to a finish line where everything is done and all parties are still happy is 100% impossible. Or so I thought until closing this deal with Wes. He was able to make sure both the legal terms in the contract and the actual work done in the real world were impeccable, and he made the impossible possible several times over. The truth is I've done over 30,000 real estate transactions and I've never seen anyone thread the needle as deftly as Wes did on this transaction. I can tell you first hand, when and where it matters, Wes Boles is an extraordinary realtor.

Wesley worked diligently to get these two seniors to the sold scenario for our acreage. He listened to our concerns to set a realistic price and sell quickly in a competitive buyers’ market. He guided us through the required preparation and maintenance for successful showings suitable to our mobility challenges. When we had a conditional sale followed by subsequent offers, Wesley kept us informed of the developments, pros and cons and the skills he used to get the right buyer for us and the community we have been part of for 20 years.
