After having a first disappointing real estate experience, we looked around, interviewed quite a few real estate agents, Dave was the last one on our long list. Dave did not push us to sign on with him during our first meeting (like ALL others did and we hated that). Instead, he was really straight forward and honest with us about our house pro’s and con’s and our previous expectation vs. current buyers state of mind, more than the market itself. And it worked, we greatly appreciated his candidness and felt very at ease with his style/approach and called him back a few days later to enlist his services. We felt more like friends than just clients. From there, all happened very quickly after that and as discussed (staging/home inspection/photos, 3D tour, etc.) and in a blink of an eye, the For Sale sign was up, the brochures dropped off and the web site up and running with our house and extensive detailed information (all very professionally done). Our house was listed and sold in 10 days, to a fair market price. The only reason why we did not sell for asking price is only we were a bit over priced (we knew it deep down) but like most owners, we had a hard time coming to term with it. Would we recommend Dave and his team ? OF COURSE ! The whole process was as easy as it could get, hassle free (all done via emails, E-documents), great team, always kept us in the loop and given quick and honest feedback.

We found Dave through looking at recently sold units in our condo. We interviewed other agents who also sold in our building but we felt that he was the best fit for our property based on his knowledge of our neighbourhood and marketing collateral. His marketing materials, in-depth knowledge, creative thinking, and honest valuation was the deciding factor. His team was very professional and the photographer and 3d floorplan were excellent! What we liked was that Dave handled all the communication and feedback from potential buyers and agents. Occasionally there were times when it would take him longer to reply or he's only available thru text. We were impressed with Dave's negotiation skills and sold in less than 10 days even in a slow market. It was an easy decision to choose Dave and his team when it came to us purchasing a new property. His negotiating skill was what we valued the most. Ana, another agent on Dave's team, was our point person on all the showings. She was organized and was prepared to show properties we were interested in. She brought knowledge outside of MLS description such as build quality, defects, neighbourhoods, school rankings, and property value. Dave and Ana worked together as a team to provide us feedback and to strategize on properties we're interesting in. At the end of the day we followed Dave's advice and beat out 4 other offers in a bidding war. We are extremely delighted with our experience Dave and his team provided.

I first contacted Dave a year ago (Feb 2018) to get some advice on selling my condo and purchasing a new home. I was surprised at his extremely prompt reply and thoughtful advice - first impressions go a long way! On Jan 3rd of this year, I got back in touch with Dave as I needed to act quickly (i.e. sell condo + buy house) as a result of an unexpected circumstance. Although the urgency of the situation led to a fairly stressful start to the year, my first conversation with Dave significantly alleviated most of my concerns. Albeit his busy schedule, Dave was extremely patient in addressing all of my questions and walked me through a step-by-step plan to get things rolling. It has only been 25 days since that conversation and I can proudly say that my wife and I are now home-owners and have also sold our condo! For our home purchase, Dave took the time to understand what we were looking for in a house and was extremely efficient with his communication and getting things done. His partner Steve was excellent in showing us houses that we were interested in and was extremely well informed on everything from build/construction quality of the home to neighborhood details/value etc. The striking attribute that sets Dave above the rest is his natural ability to breakdown all the options in a simple clear-cut way and guide clients into making well-informed decisions that are in their best interests. His negotiation strategy was also spot on and played a huge part in helping us secure our dream home in a multiple-offer situation. Apart from all of this, Dave was great to communicate with and would always interject serious conversations with some much needed humor like "white on rice!" He kept in touch with us through the process and followed up pretty much on a daily basis - even on weekends and after business hours! Dave also crushed our condo sale and made it seem effortless! The condo sold within literally 1 day of showing and we got an offer that broke the record in the building for 1 bedrooms & had no conditions! Again...have to give it up for those expert negotiation skills! All in all, I can't recommend Dave's team and his services enough. He is extremely good at what he does and ensures a smooth process from start to finish. He also makes the purchase/sale of a home, a fun process. Thanks so much for making our life easier Dave!
