We worked with this agent while relocating from another province and unfortunately had a disappointing experience. It ultimately became clear that he lacked in-depth knowledge of the local market. He convinced us to purchase a house at an inflated price, claiming it was fair, even though the home was outdated, on a busy street, with very limited space, and clearly overpriced by at least $100,000. While we accept our own responsibility, as newcomers to the area we relied on his expertise—and that proved to be a major failure. During viewings, he often ran ahead rather than helping us evaluate the pros and cons of each property. Despite claiming to be a strong negotiator, our experience did not reflect that. Other agents we observed were able to negotiate $50,000–$100,000 off comparable homes, whereas he only managed $12,000–$25,000 reductions and presented it as a success. Overall, due to poor market insight, inadequate guidance, and weak negotiating skills, we cannot recommend this agent.

I take both client experience and professional standards very seriously, and I would like to provide some additional context, as I don’t believe the review fully reflects the circumstances of our work together. We worked closely over an extended period while you were relocating from another province, viewing a large number of homes together. Throughout that process, my goal was to ensure you felt informed, supported, and confident in your decisions. During your search, we were operating in a highly competitive market, often navigating multiple-offer situations. On two separate occasions, we successfully secured accepted offers, and in both cases, you chose to withdraw. While I fully respected those decisions, I remained committed to continuing the search until you felt completely certain. Regarding the property referenced, you had previously submitted an offer that was accepted in a competitive situation but chose not to proceed. After a price reduction, you reached out with renewed interest. We had viewed the home multiple times, and prior to submitting another offer, I clearly advised that moving forward should only happen if you felt fully confident, especially given the previous withdrawal. You chose to proceed, and I worked to get the offer accepted. At the time of purchase, the pricing aligned with market conditions and comparable activity, particularly given the competitive environment we had consistently experienced. Following your possession, the market shifted and softened, which has impacted resale conditions more broadly. At every stage, I acted in good faith, provided guidance based on the market at that time, and worked to represent your best interests. I understand that hindsight can shape perspective, but the characterization of my market knowledge and negotiation does not align with the process or outcomes during our time working together.
