The property search experience was decent — he checked listings regularly and knew the market. That part was fine. The problem came after closing. He had made a clear commitment to pay me $400 ($150 and $250 for specific costs). Without any discussion or my consent, he arranged carpet cleaning for $336 and unilaterally deducted it from the $400 he owed me, sending only $65. When I raised it, he justified it as being done ‘in my best interest.’ I never asked for it, was never consulted, and had no say in the decision. A commitment is a commitment. Deciding on your own to spend money and then offsetting it against what you owe someone is not a gift — it’s reducing your own liability at the buyer’s expense. If you work with him, get everything in writing before closing. Verbal commitments don’t seem to hold after the deal is done
