<p>After meeting with a couple other agents that seemed just okay, we continued to look and came across Dave while searching online. His website really stood out - very clean and professional - and was definitely a sign of things to come. Dave met with us at our house and it was very impressive how prepared he was. We were a little uncertain as to the value of our house, as there had been a wide range of sold prices in our area. He was so confident that our market value was higher than we anticipated, it made us feel very encouraged. He gave us a goal in terms of the dollar value he wanted to get for us, and that number was unprecedented in our neighbourhood (I have to be honest that we didn't really thing that would happen at first). He made us see things about our house that we didn't realize living there day in, day out. We walked through the entire house and he suggested ideas for staging and de-cluttering in each room, to make the home show even better. Even before the marketing crews came in to film/photograph the place, Dave spent the entire afternoon making the tiniest of adjustments to take the appearance of the house to the next level. His attention to detail is superb, and this is coming from someone that is an extreme perfectionist.</p> <p>Once the house was ready to go, he had his marketing teams come in and work their magic. The website built for the house was amazing, with doll house views that I had never seen before. Even speaking with friends/family that went on the site, they were blown away by the amount of content. Most were wishing they had that level of detail when they were selling their homes! And for all the value that he is providing, his fees are just 1% (straight up, no catch), which is incredible. I think he is really on to something here as I'm sure many home owners have a tough time with the huge realtor fees they have to pay at 2.5%, especially with the steadily increasing average home value. Based on Dave's abilities and demeanor, we would have hired him regardless of the fees, but that was a major bonus.</p> <p>Part of the services that he offers is a pre-inspection of the house, which is posted on the website. I was uncertain of this since there was a good chance we would get an unconditional offer, but ultimately in the end I think it actually helped drive the sale price up, as well as the number of offers, as buyers had full transparency as to what they were purchasing.</p> <p>The house was listed mid-week and the number of showings was through the roof. We even had 3 bully offers the first day. At that point we had a lot of questions as to how we should proceed and Dave gave us very good advice every step of the way, while leaving the decisions up to us. In the end we decided to hold off until the offer date, which was a great move. Dave was an expert negotiator and guided us through the offer presentation process, and worked to maximize our results that evening. At the beginning of the review I mentioned Dave had set a goal that was unprecedented in our area - I am very happy to say that he greatly exceeded that goal!</p> <p>I have already had two neighbours ask me about the process and how Dave was as an agent, and have told them without hesitation that if they are ever considering selling or buying, they should look now further than Dave Elfassy and his team. I would highly recommend the same for anyone reading this review.</p>

He is extremely knowledgeable with the market trends, has fantastic negotiation skills, high attention to details and astonishing work ethics. With both transactions, Dave and his team were able to sell for us within two weeks time! Dave certainly wowed us with his marketing skills...pictures, video, staging, clienteles, and many more to list. Dave taught me a big lesson in life and that is if you want to sell fast, you need find the right real estate agent. Dave is the man! We all know how stressful it is to sell your property. My family and I are forever grateful to Dave for diminishing this stress! He has exceeded our expectations.</p> <p>If you are looking for the right real estate agent, look no more. <p>Dave Elfassy was so helpful in the sale of my mother in laws home. My husband and I were complete"newbies" in the world of real estate and he helped us through the selling process seamlessly.
